Reno-Tahoe Real Estate Market Update

Greetings. I have been neglecting my blog posts (understatement) for the last few months. The market has been keeping me quite busy and I have brought on a couple of agents to help me out... so "biz has been good" and it feels good to get back into somewhat of a routine on these posts.

Greater Reno Area Home Sold Prices Summary - February, 2009

Reno Metro Area Home Sold Summary - February, 2009

The summary below hilights statistics for homes (no condos or manufactured homes) sold during February, 2009.  I have broken out the categories by NONE (no bank restrictions), REO (bank owned foreclosure), and Short Sale (requiring bank approval).

Note that the "Days on Market" number includes the escrow period as well which typically runs 30-40 days for all but Short Sales which could be 120 days.  The "Average % Sold to List" represents the discount that homes are selling for off of the final list price (not factoring in any price reductions from the original list price).

I get asked by folks on a regular basis "How far have home prices come down since the peak?" and similar questions.

All prices below are in Thousands and are the Median Price (single family homes only) for that month.
