Carson Valley, NV Real Estate - Update for December, 2007

Carson Valley Median Home Price
The Carson Valley median home price for November, 2007 was $319,500. This is down 19% from the Carson Valley median home price in November of 2006. This price level is down $112K from a peak of $432,000 in September, 2005. This median price level is likely a one month anomaly, however, and I expect to see this number in the $370K+ range, on average, for the coming months.
Carson Valley Homes For Sale
There are approximately 581 homes for sale in the Carson Valley in December, 2007. Last December there were 655 homes listed - this is a good trend. The rather anemic pace of home sales, however, keeps the Carson Valley real estate market (12.7 months of inventory) at about the same conditions as one year ago (12.3 months of inventory).
Carson Valley Homes Sold
There were 38 Carson Valley homes sold in November, 2007. This is down 19% from November, 2006 but not far off of the monthly average through the summer of 2007 (41 homes per month on average).
