Fish Springs is about 3 miles (5 minute drive) from Gardnerville's shopping and other amenities (including brands like WalMart, Smith and Raley's Grocery stores, Starbucks, and other fast food and local restaurants). If you are a chocolate lover, you must try The Chocolate Shoppe by Sweet Images for great taste and friendly owners. Carson City would be an addtional 15-20 minute drive North.

Is Fish Springs well suited for horses?

Due to the larger parcels, open space, and easy access to BLM, this area is well suited to horse lovers as well as anyone who wants easy access to trails for horse, motorcycle, or quad riding.

Most lots in Fish Springs will be a minimum of 2 acres with many being 5 - 10 acres.

Yes. This area is adjacent to BLM land. You can gain easy access to miles of trails and open space to the East of Fish Springs on the west-facing slope of the Pinenut Mountains and further East into Smith Valley.

Are there flood plains in Fish Springs?

While this area is arid and you are elevated above the floor of the Carson Valley where the Carson River runs, you may be surprised to know that there are designated FEMA flood zones in Fish Springs. These areas defined by "run off" ditches or creeks and are generally dry but are prone to flood during a strong Summer rain in the Pinenut Mountain range. Basically, the water flow off of the Pinenut Mountains going West towards Carson Valley partially includes this area. Ask your CalNeva Realty agent to show you the flood maps to determine if a specific parcel is in the flood zone or not.

Can I build a RV Garage or Workshop on my property?

Detached workshops and RV garages are common in this area. There are some streets/subdevelopments in Fish Springs that do have CCRs so you should thorougly review CCRS, if any, and check with Douglas County's planning department if you plan to build a structure like this in the future.
