Fish Springs is an area in Douglas County (mailing addresses are all Gardnerville) that is located in a valley that is just East of a lower elevation ridge (Wildflower Ridge). The area is rural (you will find no sidewalks) and some of the roads are not paved. Due to the larger parcels, open space, and easy access to BLM, this area is well suited to horse lovers as well as anyone who wants easy access to trails for horse, motorcycle, or quad riding.

While this area is arid and you are elevated above the floor of the Carson Valley where the Carson River runs, you may be surprised to know that there are designated FEMA flood zones in Fish Springs. These areas defined by "run off" ditches or creeks and are generally dry but are prone to flood during a strong Summer rain in the Pinenut Mountain range. Basically, the water flow off of the Pinenut Mountains going West towards Carson Valley partially includes this area. Ask your CalNeva Realty agent to show you the flood maps to determine if a specific parcel is in the flood zone or not.

Can I build a RV Garage or Workshop on my property?

Detached workshops and RV garages are common in this area. There are some streets/subdevelopments in Fish Springs that do have CCRs so you should thorougly review CCRS, if any, and check with Douglas County's planning department if you plan to build a structure like this in the future.
