Builder Incentives - 10-20-07

Good Day -

Most of my site visitors are from "out of the area" - as a matter of fact over 65% of you are from states other than Nevada - and Las Vegas isn't very close at all!

If you are from out of the area and want to get a feel for what is going on with new home incentives from local newspapaer advertising, I thought I'd share a couple specials that came out in the Reno Gazette Journal's HOMES section today:

Pulte Homes
(Del Webb at Somersett - Sierra Canyon)

Pulte is offering to make your payments for 12 months on select homes and provided you use their preferred mortgage lender.  This could add to a substantial saving or give more 'cushion' to you if you are selling a home in a slow market.  This offer has a time limitation (this weekend only).  For more information see

Meritage Homes
(Cross Timbers at Wingfield Springs - Sparks)

Seven homes sold below builder cost.  Now, builder cost is a rather gooshy fact (does this include their cost for land acquisition, etc.?).  At any rate, they are promoting homes that have been reduced from an original price of $400K to a sale price of $285K.  More info:

(Esplanade Condos at Damonte Ranch; Caserro Ranch and Copper Ridge at Wingfield Springs)

"Come in this weekend and tell us what you want included in the price of your home OR bring in another builder's offer and we'll match it!"  More info:

Your "Take Away"

While these specials are all for new homes in Reno and Sparks, it tells you what is available throughout the Northern Nevada region.  Also, while these offers all have a "time sensitive" expiration (like this weekend), this does not mean that the new home builder will be ready to deal when you are ready to buy (assuming current market conditions).  Add these types of incentives to our Free Move Program Savings and things look pretty good.  My guess is these types of incentives from Reno area new home builders will continue through 2008 as well (based on sales volume and inventory levels).  To see a list of new homes throughout the region, see our Reno-Tahoe New Home Directory on this site.
