Reno Homes - Common Construction Summary
Foundation
Most Reno homes are built on a perimeter foundation with a raised floor allowing a crawl space under the home. Reno homes built on a slab foundation are not as common but can be found in older as well as new homes from builders. One advantage to a perimeter foundation is the ease of access to household systems (plumbing, ducting, cable TV wiring.) when making repairs. In most cases, there is a "hatch" in the house (commonly in a closet) allowing access to the crawl space. When a Reno home is inspected, the home inspector will go under the house to check for plumbing leaks, ducting damage, and any signs of water or water damage.
Perimeter Walls
Most Reno homes are "stick built" meaning built with wood studs. The depth of the studs will vary between 4" (a "2 by 4") and 6" (a "2 by 6"). Reno homes with a "2x6" perimeter construction are more desirable over a "2x4" due to the increase in insulation (the 2x6 is 50% thicker than the 2x4). The benefit is a home that is more comfortable and costs less to heat and cool. When showing Reno homes, we routinely help you identify which ones are 2x4 vs. 2x6.
Roofing
The most common type of roofing material is a composition shingle followed by concrete tile in finer homes. Many Reno homes that are 15 years or older may also have shake shingles.
Exterior Finish
Most Reno homes will have an exterior finish that is either vinyl siding or wood siding. Many homes in higher price ranges will be finished with a stucco exterior. One primary benefit to stucco over the siding is lower maintenance over time.
