Active (Available)

Status Description

Active

A listing with the status of Active is currently available for purchase and has not had a status change in the last 5 days as defined below.

New

A listing with the status of New, has been newly listed in the last 5 days. After 5 days from the initial listing, the listing will revert to an Active status. (Note: a listing with a New status may have been listed before and re-listed with the same broker or a new broker.)

Price Reduced

A listing with the status of Price Reduced, has had a price reduction in the last 5 days. After 5 days from the date of price decrease, the listing will revert to an Active status.

Price Raised

A listing with the status of Price Raised, has had a price increase in the last 5 days. After 5 days from the date of price increase, the listing will revert to an Active status.

Back On Market

A listing with the status Back On Market was either recently in an escrow which "fell through" or was taken off of the market for a variety of reasons. The Back On Market status will remain present for 5 days. After 5 days from being Back on Market, the listing will revert to an Active status.

Extended

A listing with the status of Extended, has had the listing term extended to allow additional time on the market. After 5 days from the date of the extension, the listing will revert to an Active status.

Pending (In Escrow)

Status Description

Active-Pending-Loan

Accepted contract "in escrow"; subject to loan approval and other contingencies such as inspections, CCR review, and clear title.

Active-Pending-Home

Accepted contract "in escrow"; subject to the property buyer (Buyer A) selling a "contingent" property. Property in this category will often include a release clause (generally between 72 and 96 hours) stating that the seller can accept a purchase contract from a new buyer (Buyer B); notify the Buyer A of the new contract with Buyer B; Buyer A will have 72-96 hours from notice to either sell the contingent property or demonstrate the ability to finance the property. If, after 72 hours, Buyer A can not perform as stated, Buyer A "loses" the property and Buyer B becomes the new buyer in "first position".

Active-Pending-Short-Sale

Accepted contract "in escrow"; subject to the seller's lender(s) approving contract price and terms.

Active-Pending-Call

Accepted contract "in escrow"; subject to contingencies which have not been satisfied. The "Call" status sometimes indicates an anticipated problem with the escrow and is in place to advise interested buyers to call their agent to find out if the property may "fall out of escrow".
